The fastest useful preparation is not collecting every document you own. It is identifying your employment and income structure, then organising enough evidence for a lender to verify it. This checklist covers common starting points for Australian healthcare workers. A broker or lender may request more, less or different material for your situation.
Start with the same core documents as any buyer
Prepare identity documents, savings and deposit evidence, statements for existing loans and credit cards, and an honest summary of household expenses. Include any student-loan obligation, dependants and other commitments. If you already have a property in mind, keep the contract and property details handy. A lender may later need valuations and additional checks, so a document set is not itself an approval.
Add evidence for your way of earning
| Your situation | Useful starting evidence | Explain clearly |
|---|---|---|
| PAYG employee | Payslips, contract, year-to-date income | Base salary versus recurring extras |
| Shift worker | Payslips, rosters, employment letter | Penalties, overtime, allowances and any pattern |
| Locum or contractor | Contracts, invoices, tax records, work history | Continuity between engagements and expenses |
| Practice owner | Business and personal tax returns, financials, loan statements | Profit versus turnover, drawings and business debts |
This is an organisational guide, not a claim that a lender will count any source at a fixed percentage. The current policy and verified history matter. If a profession-based option is relevant, have your registration details available; Ahpra’s public register can be used to check registration status.
Prepare questions before comparing lenders
Ask which income sources will be considered, what period of evidence is needed, how existing business and personal debt will be treated, and whether a particular deposit changes LMI or scheme eligibility. Then ask for the interest rate, fees, features and total cost across suitable options. ASIC Moneysmart’s mortgage-broker guide is a useful independent prompt list.
Avoid three application delays
First, do not omit a credit card or business guarantee because its balance is low; the lender may still need to assess it. Second, do not use one unusually high-income month as proof of a stable annual pattern. Third, do not assume conditional pre-approval covers a changed job, larger loan or different property. Tell your broker about material changes promptly.

Frequently asked questions
Is Ahpra registration enough for a medical home loan?
No. It may establish a profession, but lenders still assess serviceability, credit history, deposit, property and current policy.
Should I apply to several lenders at once?
Consider comparing criteria first. Multiple applications can create unnecessary work and credit enquiries.
